Effective January 1, 2026

1. Acceptance of Terms

By accessing or using cleancitync.com, our owner portal, or any Clean City service, you agree to be bound by these Terms. If you do not agree, do not use our website, portal, or services. These Terms apply to property owners, property managers, partner crews, and visitors.

2. Our Services

Clean City provides vacation rental turnover cleaning, linen and laundry programs, inspections, and operations management. Specific services, scope, and frequency are documented in your individual service agreement.

Photos, checklists, and operational reports are uploaded to your owner portal. Portal access is provided privately at onboarding to authorized representatives of each property only.

3. Pricing & Invoicing

Per-turn pricing is based on bedrooms, bathrooms, square footage, and special items disclosed during onboarding (hot tubs, multiple living spaces, pet add-ons). Linen and inspection programs are line items, billed separately.

Invoices are issued monthly. Payment is due net 15 from invoice date unless your service agreement specifies otherwise. Late payments may result in service suspension after written notice.

4. Service Agreement & Cancellation

Onboarding requires a property walkthrough, checklist build, and a test turn before going live. There is no minimum contract term. Either party may cancel with 30 days’ written notice. Pre-paid services are refunded pro-rata for the unused period.

5. Property Access & Owner Obligations

Owners are responsible for providing safe, lawful access to the property (codes, keys, lockboxes), accurate calendar feeds, and the consumables and linen par stock agreed at onboarding. Owners agree to maintain the property in working order; broken items, infestations, or hazards may delay turns or trigger additional charges.

6. Re-Dispatch Policy

If a guest flags a cleanliness issue, we re-dispatch within hours and waive the second visit. Photos and a written explanation go to the owner the same day. This policy is at our discretion and does not apply to damage, missing items, or items outside the agreed checklist.

7. Limitation of Liability

Clean City carries general liability insurance. Our total liability for any claim is limited to the amount paid for the specific service in dispute. We are not liable for indirect, incidental, or consequential damages, including lost booking revenue or guest cancellation refunds.

8. Governing Law

These Terms are governed by the laws of the State of North Carolina. Disputes will be resolved in the state or federal courts located in Buncombe County, North Carolina, except where mandatory arbitration is required by your service agreement.
